Castaway Pointe moving ahead

It’s full steam ahead for Castaway Pointe in Plattsmouth with the council giving the go signal for the villa developments.

Council members unanimously approved three resolutions and one ordinance Monday night regarding the villa development.

They approved the preliminary and final plat for 13 villa lots on the north edge of Morehead Marina as well as a subdivision and development agreement between Castaway Pointe LLC and the city and a zoning change.

 "We can start on the villas now," said Steve Kalhorn, legal council for Castaway Pointe LLC. "We have a couple of committed buyers on them."

Kalhorn said the villas are "affectionately referred to as Phase II" of the project.

"Mr. (Roger) Johnson and I discussed the subdivision and covenants and we’re excited to get going on this phase," Kalhorn said.

Phase I involves the development of estate lots, which was approved by the council in April. "We anticipate final plans being done on the first (estate) house any day now with construction to start at the end of the month," Kalhorn said.

Plans are also in the works for a restaurant. "We’re still working on the layout for the restaurant," Kalhorn said.

The grading work is complete.

"The marina has been excavated and is to size. It looks fabulous even with the rain we’ve had," Kalhorn said. "We’re still full speed ahead."

More on the marina development is yet to come.

"We are projecting 149 or 150 boat slips with a gas dock and convenience store. We will probably bring those boat slips in stages as they are rented."

Finally, the council approved a zoning change from general commercial district to urban residential high-density to accommodate the villas.

Joe Foley, engineer with Lamp Rynearson and Erickson in Omaha, said villas start at minimum of 1,600 square feet and range from $250,0000 to $350,000.

Castaway Pointe located at east Main Street in Plattsmouth is a Missouri River waterfront housing and commercial development estimated at $45 million when all is said and done. The initial proposal included the waterfront estates, dockside villas, luxury condos and log cabin river cottages.

"We’re working closely hand-in-hand with the city and going through the phases to make sure everybody is comfortable with everything," Kalhorn said.

Who is going to spend $250,000+ for a villa in a flood plain that looks out at the dirty Missouri River??
